Summary
I’m Spencer Whitley, the CEO of a billion-dollar company. But behind closed doors, I’m a clueless, single dad…. Between reading as many parenting books as I can and trying to get the little dude to sleep during the night, I can barely think about anything else.
But when I meet my neighbor, my mind begins to wander. Penny is gorgeous and an adorable klutz. After she takes a spill in front of my house, my protective instincts kick in.
As I bandage up her scrapes, all I want is to get to know her better. Then I watch her play with my son and my defenses start coming down.

Loved the dual narration of Sebastian York and Maxine Mitchell, just perfect for this great book. Both bring out the brilliant characters and humour.
Spencer discovers that he has a son with an ex who does not want to raise the baby. Spencer is determination to be the best father to his son Ben, he buys a house .
Penny is house sitting at her best friend’s house and pets while her friend is away for work, she meets Jeannie, who is Spencer’s grandmother while walking the dog. Spencer’s grandmother meets Penny and immediately has visions of them together.
Penny is coming out of a bad marriage and has sworn off men. That is until she bumps into Spencer at the supermarket. The chemistry is instant, but they fight their connection and agree to be “friends”. That is until they get stuck in an lift
We have a meddling grandmother and a baby that easily wins my heart. With humour, heat and angst. Brilliant.

Cute, fun, romantic.
A light-hearted, feel-good romance. The boy/girl next door leads to a cute romance, furthered along by a matchmaking grandmother. I liked the big family of brothers and the close bond they had. Penny was a very likeable character, and I really wanted to see her life improve after her divorce. This was a quick paced romance with very little angst. The narration of this book is excellently done by both narrators.

Love Spencer & Penny!
Oh, be still my heart. This is a feel good, warm heart romance that had me falling from the very start! Penny is taking care of her friend's animals. Little did she know what she was in for! Spencer recently found out he had a son and as a single dad, he is just adjusting to his new normal. New to the neighborhood, he hasn't met his neighbors, but his grandmother made sure he met Penny. And the magic begins. Two people, not looking for a relationship. A meddling grandmother who knows best. A baby that easily wins my heart. This is a wonderful addition to this series and one that should not be missed!
Sebastian York and Maxine Mitchell are our storytellers, and boy do they tell this story. I don't even have to say how good they are. Every time they bring out the best in the characters. York has that warmth in his voice and is authentic with his emotions as Spencer. Mitchell finds he essence of Penny, a little self confident in the beginning but grows through the story knowing her worth. I loved these two and the listen!

Great narration and an interesting story
I listened to the audiobook and I loved the narration by Sebastian York and Maxine Mitchell. I’m sure that I liked Spencer and Penny’s story more because of it. This was the first book I’ve listened to by Layla Hagen, and I’m interested in listening to more.

Great Romance
I enjoyed this contemporary romance. A hot single dad and a divorcee who loves babies. Penny housesits her best friend's fur babies and meets the new hot neighbor. Spencer's priority is his newborn son. He doesn't want a relationship. His grandmother has other plans for her grandsons. Sebastian York and Maxine Mitchell did a great job with the narration.

Cute story
I have to say I love all these c e o guys,sexy. And the women. This story is cute with a little baby in it. And, of course, Grandma is always hilarious. Let's talk about the narrators. Sebastian mark is to die for as always. He is so wonderful to listen to. There's just something so calming. And his sexy voice is just, uh, makes you want to Swoon and sigh. But let's talk about miss maxine, I swear, this woman can do no wrong. She has the perfect voices. She just brings the story so much to life. I love this woman.

I thought this was the perfect combination of what makes a good romance. Single dads are always sexy! Couples that are reluctant to get into a committed relationship but find out they have no choice when they find their perfect match. Love this family!

Loved this one
This was such a great story. Sebastian and Maxine did a phenomenal job with their performances.
I love a single dad romance and this one was great. I’m definitely going to check out the rest of the series as this is the only one I’ve read/listened to.
I loved that even though these two were very different, they just clicked. Spencer was a new single dad who had an adorable baby boy and a sweet yet meddling grandmother, who is known for her matchmaking skills. Penny is just trying to start her life over after a divorce that has left her feeling less than. She happens to be housesitting for her friend, right next door to Spencer.
Seeing these two navigate friendship turned fling turned something more was a very enjoyable experience.

Cute story
This is my first book by this author and I really enjoyed it! I love a grandma who meddles. She loves all her grandsons and wants to see them happy and in love!!
Spencer is a new full time dad, running a part of the family business and feels too busy to even think about romance. He moves to a new neighborhood to raise his son. Little does he know his new neighbor is out of town but her friend (Penny) is taking care of her place. Spencer’s grandma notices Penny and starts the ball rolling….. Penny’s divorce was just finalized and she’s been hurt. She’s not looking for anything. It starts off as friendship but quickly moves into something more amazing!! Loved these characters and the love that Penny had for Spencer’s baby Ben. She loves him like he was her own.
Sebastian and Maxine were so good!! I’m now off to listen to the other books in the series!! 🩷

Great Narration Quintessential Rich Single Dad Rom
Overall I enjoyed this book. I am a sucker for a sweet klutz of a heroine and a CEO who knows and goes after what he wants. I really enjoyed the bits with the grandma even if in real life it would not be so endearing.
I thought the performances were great. I have been a long time fan of Sebastian York and understand why his popularity has grown. Maxine Mitchell has also narrated many audibles that I have enjoyed.
The story was cute but it was missing that spark for me that really draws me into an audible where I can't stop listening. I also questioned how the baby's mom was both portrayed and then handled. While it might have been necessary to cast her in the light it did, it didn't sit that well with me. Nor did his handling of her.
All of that said I will probably read the other brothers books when the mood for this type of read strikes me as this is the first one I have read so I have some catching up to do.

Another Whitley brother falls
Spencer thinks he's too busy raising his infant son until he meets his neighbor, Penny. His grandmother tries her matchmaking skills again. Penny is a natural with Ben and cares for him more than his mother. I liked this story narrated by Sebastian York and Maxine Mitchell. The next story tested at the end sounds good, too.
