Summary

Jamie Cook is a work-in-progress. He’s always wanted what his parents have: a good marriage, lots of kids, and financial security. He thought he’d have the first two with his ex-girlfriend while the third would come once he got his house-flipping business off the ground. When his ex doesn’t subscribe to his five-year plan, he makes Cook Brothers Construction his sole focus.

Then he moves next door to April Williams, a sassy single mom he can’t stop riling up. Throw in her matchmaking mother-in-law, who’s set her sights on Jamie being April’s knight in a leather tool belt, and a house threatening Jamie’s sanity, and it should be a recipe for disaster, but Jamie wants this three-month project to last forever. That’s if he can stop being the neighbor from hell and prove to April he’s not just flipping a house - he wants to flip her heart.

Work In Progress is a full-length, neighbors to lovers house flipping romantic comedy that can be read as a complete standalone and is book one in the Cook Brothers series.

A SWEET NEIGHBOR ROMANCE

A sweet neighbor romance.

While I enjoyed Work in progress that's all I can say about it really. It's a sweet neighbor romance.

Jamie buys a house to renovate and sell and in the process of it all he meets his neighbor, they get to know each other and eventually fall in love.

No drama, no angst, just a heartfelt romance with likable characters.

My first book by this author, I think if I am to read more books from this author I would need just a little bit more to keep me turning the pages. While a normal no dramas romance read is nice, it's just that to me, a nice read.

Jamie and April

This is a great story. Loving the start to a series with the Cook Brothers. I love family oriented stories. Axle steals the show with his working on the house and dollar in the jar. Great romance with steam and chemistry. Narrators were great! I would recommend this.

perfect romcom!

This romcom lives up to expectations! Jamie Cook has given up his job to pursue his dream of flipping houses. He also recently broke up with his gf because she didn't believe that he had what it takes to fulfill his dream. Enter his neighbor, single mom April, with her pizza-stealing 6yo, who soon break down Jamie's defenses. This book will steal your heart while making you laugh. The Cook brothers are hella funny and I'm dying to get each one's story.

I Need More Cook Brothers!💜

I loved this story! It’s loaded with charm, humor & romance.
I always enjoy a good banter between hot Alpha males but even more so when they are brothers.
I loved all the characters but Axle will always have a special place in my heart.
The narration was wonderful.
I loved how he brought the variety of characters to life!!
I highly recommend this book!

Good writing

I read this book and then decided to get it on audible as well...mistake. The male narration fell flat for me. He had no emotion. I couldn't get through his first chapter. I like the story though.

Snarky Romantic Fun

Male Narrator was just a tiny bit slow on speed, but otherwise narration was great! Loved, loved, loved Axel😄. Lots of snarky, fast witted jokes. Romantic, funny, what's not to like? Enjoyed it immensely!
